Can you tell me how much my property is worth?
Yes! That is a FREE service we provide for our clients so they can make an educated decision.
We’ll provide you with a FREE Market Analysis of their property. It will include the most comparable properties that have recently sold in your neighborhood, and the listings of properties currently for sale, which would be your competition. If the property is an investment property, we can also provide your with a Rental Market Analysis.
Based on the Market Analysis you provide, can you help me analyze some options if I'm thinking of selling?
Yes! We know that it’s important for people to bounce ideas off someone else before making a decision, and we help people by showing them different scenarios for their situation. In many cases, we actually tell people NOT to sell their property because it simply wouldn’t be in their best interest.

What is the market doing? Should I sell now or wait?
The market has been pretty crazy for the last few years, and we know that many people feel anxious and uncertain about what’s going to happen to the real estate market with all the foreclosures, etc.
Once we do a Market Analysis on the property and find out what your specific situation is, we can give your a better idea of what your options are.
How can I sell for the highest price?
The most important factor is positioning the property correctly based on the FREE Property Market Analysis that we provide.
This Market Analysis will provide you with information on what people have actually been willing to pay for similar properties, as well as the competing properties that are available to the current Buyers.
Besides this, our clients have really been impressed with our marketing strategy which begins with staging the property, if it’s vacant, by decorating the most important parts of the property which are the kitchen and the bathrooms. We’ll also take lots of pictures with good lighting and at the right angles to emphasize all the positives of the property.
An agent once told us that we over did it because we took 47 pictures of a 1 bedroom condo! However, his buyer from overseas loved it!
In addition to this we also film a Walk-Thru video so Buyers can virtually walk through the property from the comfort of their own home. If the property is occupied, this is actually pretty convenient to the Sellers because only the most interested Buyers end up visiting the property, instead of all the curious ones.
Typically, our listings get such great attention that we end up receiving multiple competing offers and our Sellers have the luxury of picking and choosing their favorite offer!
What is the short sale process like? Will you be able to guide me through this process?
Yes! In cases where the property owner is in financial distress and owes more than what the property is worth, the property can be sold as short sale.
Basically, the bank to which the owner owes the mortgage, agrees to let the Seller sell the property for less than what is owed.
In the last few years, there have been hundreds of thousands of short sales throughout the United States, so clients in this situation shouldn’t feel alone.
We’ve helped many people sell their property as a short sale and we work with Title Companies who have handled literally hundreds of similar cases from beginning to end including obtaining the correct paperwork, handling the negotiations with the bank, and finally getting the banks to agree to accept less than what the Seller owes.
We are there with the Sellers during the whole process and the best part is that there is no cost to the Seller! The banks pay for the commissions, closing costs, and even past due taxes. We can definitely help Sellers in this situation.
What is your commission like?
Our commission is similar to what many others charge throughout the country. The commission is based on the sales price and is only due at the time of closing.
Real Estate is one of the few industries in the world where people are compensated solely on results. In other words, if we can’t sell the property, we don’t make any commission! Period.
We know that there are companies who charge uneducated Sellers extremely high commissions. However, we will typically charge a fair 6% commission but still provide outstanding marketing and top notch service.
